Before you decide 100% to sell your property, you may wish to have a market appraisal carried out. Our Property Valuer will visit your property and discuss present market conditions and a potential valuation of your property.
With one easy, streamlined service, we provide a tailored package that includes property measurements, high-quality photos and floor plans which will be taken and sent to you for your approval, and if required, any amendments.
The majority of all property being sold in England and Wales require a certificate before particulars are circulated. We are unable to fully market your property without one which must be displayed with the property particulars offered to potential buyers.
We can arrange for an EPC Certificate to be carried out. The cost for an EPC is approximately £75 plus VAT.
Particulars of the property will be immediately mailed to clients and active buyers on our mailing list, property information can be requested via our website and also viewed online. Property information with colour photographs will also be offered to prospective buyers on Viewings. The property will be marketed across our network of property portals and viewings arranged.

A “for sale board” is often more genuine and valuable than those that come from the internet, which is one to be erected outside your home. However, this will be at your sole discretion and the cost of the board is always included in the sale fee.
We can assist you by creating new marketing material and brochure layouts that feature full-colour photographs and property information in-house, and get it digitally printed for superior quality. This is available at our Lower High Street branch.
We offer various advertising packages which can be discussed at any stage of marketing your property. We recommend the above methods before advertising as we appreciate it can be expensive and it could be beneficial, to reserve this form of exposure for a few weeks.
All viewings for properties will be arranged by Midlandwide even if introduced via yourself. We will not disclose the sellers’ contact details or any other personal information, discretion is always a priority. Feedback is relayed to the vendor as soon as we’ve followed up with all property viewers.
Any offers received are relayed to the vendor once the buyer has confirmed proof of funds and is in an able and willing position to buy. We’ll manage the offers and use our skills to negotiate on your behalf – always referring to your aims and keeping you in the loop throughout.
It is entirely up to the vendor if they wish to accept any offers, we can advise and guide you based on our property experience, however, ultimately the decision is yours.
If more than one buyer has shown interest in the property, a closing date for best and final offer will be set. All offers will be conscientiously discussed with the vendor and the vendor will decide which offer to accept. It is not necessary to accept an offer and you are under no obligation to accept the highest offer, as there are often other factors to take into consideration.
Once an offer is accepted verbally or written, and we have obtained proof of funds, acceptance letters are sent to both parties. Legal representatives for both parties are notified of the sale by memorandum missives contract. At this stage solicitors will correspond with each other to complete the conveyancing process and ensure that the missives are concluded effortlessly. At this stage, it is very difficult for either side to withdraw.
