Energy Performance Certificate

When selling or letting a property it is a legal obligation to have an Energy Performance Certificate in place.

What is an EPC?

An Energy Performance Certificate (EPC) for a domestic property will contain information on your property’s energy use and carbon dioxide emissions. It will also include a recommendation report detailing ways to further reduce energy costs and carbon dioxide emissions as well as:

  • Draught proofing
  • Insulation
  • Double glazing
  • Lighting
  • Installing Renewables

The rating measures the energy and carbon emission efficiency of your property, using a grade ranging from “A” down to “G”. An “A” rating is the most efficient, while “G” is the least efficient. All homes are measured using the same configurations, which enables you to compare the energy of different properties. A good energy rating can be a great marketing tool for showing potential purchasers and renters that your property is economical and eco-friendly.

Energy Performance Certificate For Sellers

An Energy Performance Certificate (EPC) is still mandatory if you intend to sell or rent your property. Sellers are required by law to present proof that they commissioned the report but are not needed to have received one before marketing their property.

Energy Performance Certificate for landlords

Before renting out a property, landlords must also have the energy efficiency of the property evaluated. When potential tenants examine your property, they must have access to the EPCs for each house.

How to get an EPC

We arrange Energy Performance certification by appointing an independent qualified energy assessor. Whether, you are a residential or commercial landlord, seller or a homeowner who wishes to improve the energy efficiency of their home.

Midlandwide Limited accept no liability for any act/omission by the EPC assessor or their company as we instruct an independent contractor to carry out the survey

House Valuation

Expert Property Valuations Birmingham and the West Midlands

Arrange A House Valuation In West Bromwich, Birmingham and across the West Midlands

The first thing to do when you begin to seriously consider selling your property is to schedule a valuation with our home valuation expert. We refer to this as a “Market Appraisal” since the purpose of the visit is to inform you of the costs associated with selling your property as well as to discuss with you the best strategy for marketing and selling your house. It’s critical that you have this knowledge so that you can efficiently plan your sale and your move.

Arranging a home valuation gives you a chance for us to meet each other. When we sell your home we’ll be working together and that starts with us finding out more information about your property, and you finding out more about how we’ll support you in your big decision.

During the valuation, we’ll be able to provide advice on how to maximise your home’s value, as well as explain how we would market your property, and what our services include. We will also cover the costs involved with selling your home and answer any other questions you might have about the process. This combination of expert local knowledge and friendly, professional care enables us to give you a straightforward and accurate market appraisal of how much your property is worth right now.

What happens after your house appraisal?

We will confirm our valuation to you in writing and provide you with any next steps that you may need to go to the market. Once you instruct us to sell your home, we will book a marketing appointment to gather the photographs, measurements and marketing descriptions for property portals including Zoopla and Primelocation.

We usually need just a few days to compile all the marketing particulars to send to you for approval. Once approved we can send your home to the market immediately or within a timescale that suits you.
