When selling or letting a property it is a legal obligation to have an Energy Performance Certificate in place.

What is an EPC?

An Energy Performance Certificate (EPC) for a domestic property will contain information on your property’s energy use and carbon dioxide emissions. It will also include a recommendation report detailing ways to further reduce energy costs and carbon dioxide emissions as well as:

  • Draught proofing
  • Insulation
  • Double glazing
  • Lighting
  • Installing Renewables

The rating measures the energy and carbon emission efficiency of your property, using a grade ranging from “A” down to “G”. An “A” rating is the most efficient, while “G” is the least efficient. All homes are measured using the same configurations, which enables you to compare the energy of different properties. A good energy rating can be a great marketing tool for showing potential purchasers and renters that your property is economical and eco-friendly.

Energy Performance Certificate For Sellers

An Energy Performance Certificate (EPC) is still mandatory if you intend to sell or rent your property. Sellers are required by law to present proof that they commissioned the report but are not needed to have received one before marketing their property.

Before renting out a property, landlords must also have the energy efficiency of the property evaluated. When potential tenants examine your property, they must have access to the EPCs for each house.

Accommodation Report

Property Inspection Report for UK Immigration

As part of our property services, we also provide specialist accommodation reports for immigration purposes which aim to assist in an application for Spouse visas, temporary work permits, settlement or residency applications within the United Kingdom.

We provide exclusive accommodation reports which fall within Home Office UK Border Agency guidelines. Our property expert will arrange to visit your home within 24 hours of your request and reports are produced and available promptly.

Producing an accommodation report requires one of our experts to visit your home and carry out an observation of the layout, condition and/or state of repair. The report will also state details of the number of occupants, measurements of all rooms and available bathroom facilities.

The property is assessed for the following :

  • Is not statutorily overcrowded under Part X of the Housing Act 1985 and has sufficient space to accommodate both the current occupiers and any additional people who propose to live there, and;
  • Has been inspected and risk assessed for Category 1 and 2 Hazards to ensure that the accommodation complies with the Housing Health and Safety Rating System (HHSRS) under the provisions of Part 1 of the Housing Act 2004 (i.e. it will not contravene public health regulations).

We will also require the following details of the sponsor and the applicant:

  • Name
  • Gender
  • O.B
  • passport number and current address of the applicant.
  • Copy of the Tenancy Agreement or proof of ownership
